Short answer
Hazard tree is a tree with a defect or condition that is likely to fail and cause harm to people or property, such as a split trunk, heavy decay or a sudden lean.
Hazard tree, explained for tree service owners
A hazard tree is one with a defect that makes it likely to fail and hit something valuable, such as a house, a car or a person. Signs can include a split trunk, large dead limbs, heavy decay, root damage, or a lean that has changed recently. For a tree service owner, hazard trees are often the most urgent calls and can carry the highest risk. Assessing them takes training and care, and the final call should be made by a qualified person on site. A written note with photos protects both you and the customer.
